National Housing Plan for University Staff
Introduction to the National Housing Movement Project for Lorestan University
The plan to review and provide housing for Lorestan University staff was initiated in 1402, in line with the agreement between the General Directorate of Roads and Urban Development of Lorestan and Lorestan University. In this regard, and in accordance with the provisions of the Law on Organizing and Supporting the Production and Supply of Housing ((National Housing Movement Plan)), a portion of the lands with the capacity for housing construction was transferred from the ownership of Lorestan University to the General Directorate of Roads and Urban Development. The design and construction of a project with a capacity of more than 900 units, with special priority for eligible applicants from Lorestan University, was commenced. For this purpose, and with the vision of high-quality construction and accelerated delivery of these units, after reviewing the records of builders, the company "Tagh Gosteran Gharb," a local contractor with a successful track record in the field of construction and mass housing in Mehr Housing and National Housing across the country, was selected as the contractor and, through a "design and build" contract, the construction of these units was awarded to this company.
After the initial design, some of the specifications of this unit complex are introduced as follows:
1- In order to respect the comfort of the esteemed families of Lorestan University staff, despite the existing emphasis on the optimal use of the existing residential space in the form of high-rise construction to increase the capacity of the units of the National Housing Movement plan sites, in this project, the blocks are specifically designed as 4 floors above the pilot (parking) and on each floor two residential units - with a capacity of 8 units in each block - with an elevator.
The gross area of each unit, considering the unit's share of the common areas, is approximately 125 square meters. The units are all two-bedroom with each bedroom measuring 12 and 10 square meters, and the living room, dining room, kitchen, bathroom, and balcony of the units are designed with appropriate dimensions and high efficiency, in addition to each unit having a storage room inside the unit.
2- Each residential block has two exclusive enclosed courtyards (north and south) with a total area of 120 square meters
which results in all units having the ability to receive direct sunlight from the courtyard. On the ground floor, a total of 6 covered parking spaces are considered, and the remaining two units are located in the courtyard space of each block. For the building facade, a combination of stone and brick facade is considered.
3- The distribution of blocks throughout the complex has been carried out in such a way that in the remaining space of the project site, lands with other urban uses, including passages, green spaces, commercial, educational, cultural, and other necessary uses to meet the daily living needs of the residents, are predicted and considered. Obviously, the construction of commercial, educational, and cultural units and the operation of these uses, simultaneously with the construction of residential units, will be carried out in accordance with the existing regulations with the management of the General Directorate of Roads and Urban Development of Lorestan.
4- The resources considered for financing the project, according to the Law on Organizing and Supporting the Production and Supply of Housing, are considered from two sources: bank facilities and the cash contribution of the applicants. It should be noted that the total cost of these units, considering the uniform conditions of the contractors' contracts of the National Housing Movement plan across the country, taking into account price adjustments during the construction period, will be announced to the applicant at the time of delivery.
5- The construction period for the builder to complete the preparation and construction of these units is considered to be six months for the initial preparation (initial excavation to access the site and the edge and floor of the blocks) and two years for the construction and completion of the units. It should be noted that this issue is directly related to the regular provision of financial resources to inject into the project and the contractor during the construction period by the operating bank and especially the applicants, therefore, it is recommended that the applicants from the beginning take the necessary financial planning to provide and pay their cash contribution at the intervals announced by the General Directorate of Roads and Urban Development.
God willing, and with the grace of God, this project will be a significant step towards creating welfare in the livelihood of the esteemed and hardworking personnel of Lorestan University.
